PC Recommendation: The Planning
Commission recommends that the County Board adopt zoning ordinance ZOA-2019-07, containing amendments to ?12.9.2 and ?16.2.4 of the Arlington County Zoning Ordinance to create new standards for establishing new detached accessory dwellings, to clarify standards for the creation of a detached accessory dwelling within accessory buildings, and to make other editorial amendments for clarity. The Planning Commission further recommends that the Arlington County Board: (1) Include additional language in ?12.9.2(A)(2)(a) or elsewhere as appropriate to allow additions to detached single-story accessory buildings existing prior to the [2019 date of adoption] to create accessory dwellings, so long as: (a) the addition meets the proposed setback requirements; and (b) the accessory building, including the addition, meets all other requirements applicable to detached accessory dwellings constructed after [2019 date of adoption].
